I’ll most likely be buying an apartment building or duplex first. Gotta make money while I sleep. Doing body and paint work all day for my day job, then going to my shop and doing more of it at night is taking its toll on my body and I’m only 25.

Painting is a pita but I've always thought it to be rewarding. Maybe not so much as a day to day job though. The landlord deal isn't bad as long as you make sure you have good, clean, not gonna cook crack in your apartment type tenants.

pretty sure being a landlord is terrible but i was looking for a duplex too.

looking back, i think i should have just had a contractor build me a duplex instead of buying my house but.... just the land was 60-80k. then building the duplex would have been another what.... 180k

You can always contest titles, try and find titles that don't have title insurance/protection and then make crazy claims lol
